Vancouver Mortgage and Real Estate Market

The Vancouver mortgage and real estate markets are constantly changing. As a way to keep up with these changes, Patricia Collins is continually conducting market research and updating her clients on relevant news and trends. According to the Canadian Real Estate Association, 2016 was Vancouver housing market’s third highest selling year in recent history, falling behind only 2005 and 2015.

The sale of all properties in the area was recorded at 39,943 at the end of 2016. This is a slight decrease of 5.6 per cent from the 42,326 sales in 2015, yet a 20.6 increase from the 33,116 sales in 2014.

Many were worried as prices continued to rise throughout the first half of 2016, causing a great deal of debate about what was driving the increased demand and what, if anything, should be done to remedy the situation. These debates led to interventions by the government in late 2016 when changes were made to the Canadian mortgage rules and regulations.

As these changes have just taken effect, it is hard to precisely determine their effects on the current market. That’s not to say there haven’t been any noticeable market changes since these changes were implemented. In December of 2016, the sale of residential properties in Vancouver decreased by nearly 40% from the year before, dropping from 2,827 sales to 1,714 sales.
