Vancouver Mortgage and Real Estate Market
The Vancouver mortgage and real estate markets are constantly changing. As a way to keep up with these changes, Patricia Collins is continually conducting market research and updating her clients on relevant news and trends. This information can be used in combination with other tools, like her mortgage calculator, to help simplify the mortgage process.
According to the Canadian Real Estate Association, 2016 was Vancouver housing market’s third highest selling year in recent history, falling behind only 2005 and 2015.
The sale of all properties in the area was recorded at 39,943 at the end of 2016. This is a slight decrease of 5.6 per cent from the 42,326 sales in 2015, yet a 20.6 increase from the 33,116 sales in 2014.
Many were worried as prices continued to rise throughout the first half of 2016, causing a great deal of debate about what was driving the increased demand and what, if anything, should be done to remedy the situation. These debates led to interventions by the government in late 2016 when changes were made to the Canadian mortgage rules and regulations.
As these changes have just taken effect, it is hard to precisely determine their effects on the current market. That’s not to say there haven’t been any noticeable market changes since these changes were implemented. In December of 2016, the sale of residential properties in Vancouver decreased by nearly 40% from the year before, dropping from 2,827 sales to 1,714 sales.
As the market continues to fluctuate, so will the Vancouver mortgage rates, which you can find directly on this website!
The City of Vancouver is a coastal city located on the mainland of British Columbia. While Vancouver is only the eighth largest Canadian municipality, it is the most densely populated.
If you are looking for nature and scenic views, look no further! Vancouver is the home to Stanley Park, which is one of the largest urban parks in North America, covering over 1000 acres. The North Shore Mountains and snow-capped volcano Mount Baker can be seen throughout the skyline.
Snow falls only an average of eleven days a year in Vancouver, making it one of the warmer Canadian cities.
Prefer to stay indoors? Vancouver is host to a wide variety of museums, theatres, dance and visual art, including the Vancouver Art Gallery.

*Mortgage brokers are not tied to any specific lending institution and receive a standard fee from the lender, regardless of where the mortgage is placed for residential mortgages- this is how you can be sure they are working for your best interest. In situations where specific clients or properties do not meet conventional lender expectations, a mortgage broker may find suitable financing through an alternative source. In these cases, an amount agreed upon in advance may be charged directly to the consumer.
